Listing Terms and Conditions
TERMS OF SALE:
Please read all terms and conditions prior to bidding. These terms supplement any general terms of sale provided by the auction company.
Triple A Realty is offering this property at online auction with reserve. The high bid shall constitute an irrevocable offer by the high bidder, subject to the terms and conditions herein.
The seller reserves the right to accept or reject the high bid, in their sole discretion, within seventy-two (72) hours following the conclusion of the auction.
The high bidder may not withdraw, revoke, or modify their bid during this 72-hour period.
A binding contract shall be formed only upon written acceptance of the high bid by the seller.

Buyer�s Premium:
A 3% buyer�s premium shall be paid by the buyer at closing as an additional closing cost and is not included in the high bid amount or purchase price.

Execution of Purchase Agreement / Earnest Money:
By placing a bid, each bidder acknowledges and agrees that they have read, understood, and accepted all Auction Terms and Conditions, and agree to execute a Purchase and Sale Agreement incorporating and consistent with these terms immediately upon being declared the high bidder, via electronic signature at the conclusion of the auction.
Failure to execute the Purchase and Sale Agreement as required shall not relieve the high bidder of their obligations under these terms and conditions.
An earnest money deposit of $5,000.00 must be received by 10:00 AM (Mountain Time) on the next business day following auction close, unless prior arrangements have been approved in writing by the Broker.

Closing Terms:
If the high bid is accepted by the seller, the transaction shall close within 30 days, and shall be a cash sale with no financing contingency.

Pre-Auction Offers:
Seller may consider pre-auction offers submitted no later than 12 hours prior to auction close. If a pre-auction offer is accepted, the auction may be modified, suspended, or canceled.

Closing Costs & Prorations:
Seller shall provide an owner�s policy of title insurance. Title and escrow fees shall be split equally between buyer and seller. Property taxes shall be prorated to the date of closing.

Property Condition / Due Diligence:
The property is sold AS-IS, WHERE-IS, with all faults. Buyer is responsible for conducting all inspections and due diligence prior to the close of bidding.

ALL INSPECTIONS MUST BE COMPLETED PRIOR TO THE AUCTION.
THERE SHALL BE NO INSPECTION, FINANCING, OR OTHER CONTINGENCIES.
