3% down the day following the sale (escrow Money) with a 10% buyers premium (paid by the buyer) added to the final sales price - this will be added to the final bid to determine the sales price. A representative will contact the winning bidder after the close of Auction to secure downpayment and sign the contract.
This auction is subject to final approval of the Lauderdale County court system. Closing cannot happen until the final sale has been approved by the courts. Once the final bid has been approved by the heirs, a petition for sale will be submitted to the courts for final approval. Please account for slightly longer closing times. The remaining balance shall be paid at closing, which will occur once approved by courts. All closing and settlement fees, including but not limited to surveys, inspections, reports, title insurance, any/all ad valor em taxes due are the Buyer�s responsibility.
