Absolute Auction: Property sells with no reserve.

Bidding Method: By the acre. Final purchase price will equal the high bid multiplied by the total acres for each tract. Purchase agreements will reflect the total tract price (not per-acre price).

Bidding Increments: $25.00 per acre.

Extended Bidding: Any bid placed on Tracts 1 within the final 2 minutes will extend bidding on Only Tract 1 by 2 minutes. Any bid placed on Tracts 2, 3 and 4 within the final 2 minutes will extend bidding on all 3 tracts, 2, 3 and 4 by 2 minutes.

Down Payment & Closing: 10% of the total purchase price is due on auction day. The remaining balance is due at closing, approximately 40 days following the auction. Down payment is held in escrow with the title company.
