Terms: $15,000 earnest money deposit due at the end of the auction with the remainder due on or about November 21, 2025. The seller will provide a current abstract at their expense. Real Estate sells "as is, where is." The sale is not contingent upon the buyer's financing, appraisal, inspections, or any other contingencies.
Survey: Seller is currently having the property surveyed, and the completed survey will establish the exact boundary lines and land area to be conveyed. Septic System: This property is serviced by a septic system. It will be the Buyer's sole responsibility and expense to have it inspected and/or updated in accordance with the Iowa Time of Transfer law. LP Tank: The 500-gallon LP tank is rented from B&B Gas. Buyer will be required to reimburse the Seller at closing for any remaining fuel based on that day's current provider's market price. Reservations: Church bell, storage container and all tools & equipment located in the machine shed will be reserved by the Seller. Inclusions: Electric stove, refrigerator, washing machine, window treatments and modern furniture. Real Estate Taxes: Taxes will be prorated to the date of closing. Closing: Closing will take place on or about November 21, 2025. The balance of the purchase price will be payable at closing by guaranteed check or wire transfer. Therefore, the auction will not close until all biding parties are satisfied and no one can be outbid in the last seconds without having another opportunity to bid again. |
