Property: 5841 Parker Avenue, Indianapolis, IN 46220 Auction Date & Time: Saturday, July 12, 2025 at 10:00 AM (EST) Seller: The Chervyl Lesher Guardianship ________________________________________ 1. Bidder Registration: All prospective bidders must register and provide valid identification prior to bidding. 2. Opening Bid: The auction will open with a minimum bid of $150,000. 4. Deposit: A $25,000 non-refundable deposit is required from the successful bidder on auction day. 5. Payment Terms: The balance of the purchase price is due by bank wire at closing, to occur within thirty (30) days of the auction. Payment shall be made payable to Fidelity National Title. 7. Possession: Possession shall be granted at closing. 8. Taxes: The Seller will pay taxes due and payable through the May 2025 installment. Buyer shall pay all taxes due thereafter. 9. Closing Costs: Seller shall pay standard closing costs typically paid by a seller in Marion County. Buyer is responsible for any lender-related fees or additional title endorsements. 11. Condition of Property: The property is being sold "as-is, where-is" with no warranties expressed or implied. No contingencies for inspections or financing. 12.
